Reconstruction

Reconstruction Xactimate Estimates, Back to Pre-Loss Condition

Redefined Restoration LLC writes remote reconstruction and remodel Xactimate estimates for restoration contractors nationwide, scoping the full rebuild back to pre-loss condition. The fee is $150 or 1% of the approved estimate, whichever is higher, so on a $60,000 rebuild the fee is $600. Fees are billed on the 14th and 28th.

Mitigation gets the house dry. Reconstruction gets the customer home. We write the full build-back scope, trade by trade, so nothing between the framing and the final coat of paint gets left off.

What does a reconstruction estimate include?

Short answer: Every trade needed to return the property to pre-loss condition, room by room, based on your documentation.

Typical scope areas include:

  • Framing and structural repairs
  • Insulation and vapor barriers
  • Drywall hang, tape, finish and texture
  • Painting, sealing and priming
  • Flooring: carpet and pad, hardwood, laminate, vinyl, tile
  • Trim, doors and finish carpentry
  • Cabinets and countertops
  • Plumbing and electrical fixtures, detach and reset
  • Cleaning and final clean

What you receive

  • A complete, line-by-line reconstruction Xactimate estimate
  • Room-by-room scope tied to your sketch and photos
  • Matching mitigation and rebuild scope if we wrote both
  • The ESX file and the completed PDF estimate report, ready to submit under your company's name

What documentation do you need for a rebuild estimate?

Short answer: A sketch or 3D scan, room measurements, photos after demo, and notes on finishes and materials.

Helpful items:

  • Photos of each room after mitigation and demo
  • Measurements, or a scan your team captured
  • Material and finish details (flooring type, cabinet grade, trim profiles, texture)
  • Pre-loss photos, if the customer has them
  • The mitigation estimate, so the rebuild matches what was removed

Do you include overhead and profit or code items?

Short answer: We write the estimate to reflect the work the job requires. Whether a specific item is covered is between you, your customer and the carrier.

We don't interpret insurance policies or give coverage opinions. If you want overhead and profit or code-related items included on an estimate, tell us and we'll write them in for you to review. You approve every estimate before it's submitted under your name. See O&P in the glossary.

How much does a reconstruction estimate cost?

Short answer: $150 or 1% of the approved estimate, whichever is higher.

Example (illustrative): a $60,000 approved rebuild costs $600. If you remove $5,000 of items before approving, the fee is 1% of $55,000, or $550.

Why outsource reconstruction estimates?

Short answer: Because rebuild estimates are large, multi-trade and time-consuming to write well.

A rebuild can touch a dozen trades across every affected room. Missing a trim profile, a texture match or a detach-and-reset adds up fast. We write the full build-back from your sketch and photos, and if we wrote the mitigation too, the two scopes line up.

FAQs

Can you write both the mitigation and the rebuild?

Yes. Many contractors send us the whole job so the scopes match.

Can you supplement a rebuild estimate after hidden damage is found?

Yes. A supplement is $150 or 1% of only the new money added.

Do you guarantee approval?

No. We don't guarantee coverage, approval, payment amount or timing.

Send us your next rebuild.
